Lodgers

Sanctuary recognises that some customers may wish to take in lodgers. Allowing customers to take in a lodger can make better use of homes, assist with housing need and help tenancy sustainment and affordability. 

Before applying for permission to take in a lodger you should consider the full implications of this especially with regards to how it may affect Housing Benefit or the housing element of Universal Credit. Should you decide to end your tenancy agreement with us, you will be responsible for ensuring any lodger leaves by the end of your tenancy. 

You should also consider that your tenancy with us will remain, this means you will still be responsible for all its conditions including using the property as your only or principal home, and any breaches which may have been caused by your lodger, such as antisocial behaviour or damage to the property.

Customers wishing to take in a lodger must obtain Sanctuary’s written consent.  Please complete our online form.

You must provide the following details of the intended lodger:

• Full name
• Age
• Sex
• Details of the accommodation to be occupied 
• The proposed charge you intend to make. 

Permission will not be unreasonably withheld, provided that: 

• The tenancy agreement permits lodgers. 
• Property is not over occupied: and
• A tenancy agreement is not given to the lodger for any part of the property.
