Investing in our homes

We’ve been working hard to improve our residents’ homes. Through our 2023/2024 reinvestment programme, we have made more than £6 million worth of improvements to ensure that our homes meet the Scottish Housing Quality Standard and Energy Efficiency Standard for Social Housing.

Residents are benefiting from boiler and heating upgrades, bathroom replacements, kitchen replacements, and window and door replacements. We’ve also worked with our contractors to deliver roof replacements, cyclical decoration projects, and gutter cleaning projects.

We have also continued to support the Scottish Government’s Housing to 2040 vision, which aims to provide safe, good-quality, and affordable homes for everyone in Scotland. During 2023/24, we delivered 116 new homes through our development programme.

Responsive Repairs

If you report an emergency repair, we will visit you within six hours to make things safe for you. For less urgent repairs, we aim to complete this work within 20 working days.

We have developed new technology to improve our repair process and give our residents more visibility over how their repair is progressing.

Our OneProperty programme was piloted in Scotland in November 2023, with updates being introduced periodically.

Damp and Mould

If you experience damp or mould, we know it has a big impact on how you feel about your home.

We are committed to tackling damp and mould and take a zero-tolerance approach with a four-step process to identify, remedy, resolve and prevent it.

Whenever customers contact us about damp and mould, we work with them to ensure we diagnose the problem early and tailor our approach to meet the customer’s needs.

We can, of course, only make things right where we know something’s gone wrong. Where we haven’t heard from a resident for two years, we will arrange to visit their home to make sure they’re okay and that their property is as it should be.

Last year, the Scottish Federation of Housing Associations worked with a group of stakeholders to provide the sector with guidance on how to address these issues.

We’ve assessed ourselves against these recommendations and are happy that our performance aligns with them. We’ll continue to provide you with regular reports on how we’re doing.
